Although you will find detailed answers to your questions in the Body Corporate and the Management Agreement, Fantail Lodge have, for your convenience, summarised the questions most asked.

 

What sort of investment is this?

  • As if you were to buy a regular house or holiday home on a freehold section (grounds approx. 8 acres, both private and common grounds).
  • Fantail Lodge Management will have the right for 44 weeks to operate the facility to generate return for your investment. The main market is upper end conferencing.
  • The remaining 2 months, are for your own, family or friends free use.
  • The villas have to be seen as an extension to the current Fantail Lodge Country Estate, permanent residence is not allowed.

How much do I pay?

  • Negotiable

What are the charges?

  • The charges are described in the applicable sections of the Sale and Purchase agreement.
  • For the first part year the Tauranga lodge will accommodate any cost.
  • Thereafter cost are set by the body corporate villa owners are welcomed to have input.
  • Thereafter cost will be reasonable and fair as all infrastructure is already in place.

What returns will I get?

  • An equal share of the gross profit made on the exploitation of the Tauranga accommodation over a normal business year.
  • All returns are pooled to a per room basis in order to be transparent.
  • Alternatively a guaranteed return can be negotiated.

What are my risks?

  • This is a very safe, low risk investment (you own the land, the title and the villa) as you - through the Management Committee of the Body Corporate - are able to monitor the performance of the exploitation on a quarterly basis yourself.
  • The Committee shall consist of five proprietors of Fantail Villas

Can the investment be altered?

  • No.
  • However you are free to sell your property at any time, within the conditions as stated in the Body Corporate.

How do I cash in my investment?

  • After acceptance of the yearly figures by the Body Corporate, the Management Company will send you a cheque for your share.
